How We Bid
We have a system of bidding that is ever changing yet very successful. We start with a boiler sheet that has line items for everything from temp. rentals through shower doors and mirrors. On larger projects we secure bids directly from the subcontractors and suppliers. We take into account feedback from others combined with the plans and write a scope which correlates with the estimate. Often times owners have areas that are undecided and we put an allowance in those places to complete the budget. By doing this we get easy feedback from owners and business people to help refine the estimate both in numbers and scope. Watch our video for examples of our estimates. |

As you may know, we provide services to other general contractors as well. Many times we will do the demolition, hauling, foundation, concrete, framing, trim carpentry, and electrical. So when we do it direct for owners we use the same system to establish the labor rates for you as we do for other general contractors. This involves breaking down into increments the given task and assigning the number of hours we believe it should take. Most of the time we do actual takeoffs of lumber, concrete, and or electrical parts that will be necessary to do the job and have the suppliers bid the list.
We total all of the above and assign a number for supervision, overhead, insurance, and last but not least profit. That is how we bid. The advantage is that you see where your dollars are going.
