   This FAQ section is meant as a general aid to our clients, bearing in mind that the accuracy of the numbers will always vary from job to job. Every job is different, but we hope that this can at least give homeowners a general idea as to what they're looking at.   These answers are based on owner occupied houses.

Do you only do large or high end projects?
No. For smaller jobs we will steer our clients towards the best way to resolve their needs. Being a carpentry/electrical driven General Contractor we often do small projects ourselves if we feel it is in the best interest of our clients, but can also refer them to our subcontractors and partners if that is what will best suit the client's needs.

How much do additions cost per square foot?
There are two major determinants: what are you adding and what type of finishes you want. If you are adding a bathroom or kitchen, the expenses can be much greater. Kitchen and bathroom remodels add cabinetry, countertops, fixtures etc. but even if you're just looking to add a large living area, things like ceiling height, roof tie-in, type of windows, floor covering, crown moldings, etc. can all affect the cost.
All that being said, in our nearly thirty five years of experience we have found that any addition in the Silicon Valley will *roughly* start in the $250 per foot range, with some of our higher end projects exceeding $500 per foot.

How much to remodel a kitchen?
One of the best and most popular investments you can make in your home, kitchen remodels are nonetheless the remodel most heavily affected by variables in the cost and quality of the finishes. When putting a price on 
custom cabinets w/granite counters, high-end appliances, electrical upgrades in lighting, and medium to high quality plumbing fixtures we take into account each client's wish list. With all those variables the prices are tough to guess. However, we usually find even small kitchens will find $30,000 pretty quickly and that nicer, larger kitchens can easily hit $100,000 and up. When appliances alone can run from $3,500 to $25,000 or more, kitchens can be whatever you want them to be.

How about bathrooms?
To begin, a typical small bath that needs to be gutted and redone from the ground up is going to end up in the
$15,000 and above range and we've found that master baths can easily double that amount. But, as with kitchens, the difference in quality of fixtures, finishes and furnishings can drastically affect the overall cost. Given this variability, our staff will work with our clients to find the solutions that best meet their needs and budgets, whatever they may be.

What is the length of time for your projects?
We pride ourselves on our consistency and ability to keep the job moving forward. If design and finishes are finalized in advance with the materials available, our length of time onsite will typically fall within the following:
  •            Small bathroom 3-4 weeks, large bathroom 3-7 weeks.
  •            Small kitchen 8 weeks, large kitchen 10-12 weeks.
  •            Typical room additions 3 months.
  •            Major remodels 8-12 months.
  •            New large custom homes 12-20 months.

Can we pay subcontractor and/or suppliers directly?
Can we do some of the work ourselves?
When we bid a job and put together an estimate, it's generally based on our purchasing and controlling all aspects of the project, though there are a few exceptions.
 
Plans, permits, special inspections, and temporary utilities we encourage the owners to pay for directly. When it comes to supplies however, the quality of the materials selected can have a great effect on us as more expensive products mean more exposure for us if something is damaged. More expensive materials also generally mean more management and protection. We are not inflexible, and the timing and scope of your project will help determine our ability to negotiate doing work yourselves and/or paying subcontractors directly.

What are your payment arrangements?
We ask for no money up front but we are not a bank. Depending on cash flow and the size of the project we will usually submit invoices for work completed on a biweekly basis though we will occasionally bill monthly depending upon the project. We usually expect payment within a week so that we can pay our employees, subcontractors, and suppliers in a timely manner. On larger projects we might invoice more frequently near the frame inspection when many of the subs and suppliers are invoicing us.
